Famco Flue Liner Replacement Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Flue Liner Replacement: The Manassas Owner’s Guide

We stock and install Famco-compatible flue liner replacement in Manassas, with most jobs running $1,800 to $3,400 installed depending on chimney height and liner diameter. Famco’s 316Ti stainless and aluminized steel liners are built for 15-25 year service life, but Northern Virginia’s freeze-thaw cycles and acidic creosote from oak and hickory burns wear them faster than the Gulf Coast. Most Manassas homeowners discover the problem during a Level-2 inspection before closing, or when their sweep spots daylight through cracks during a routine cleaning in a home near the battlefield.

Which Famco Models This Applies To

Famco produces two main liner families you’ll find in Manassas homes: the Flex-L series in 3-inch through 8-inch diameters, and the heavier-duty Pro-Flex line rated for wood, oil, and gas. The label is usually stamped on the top collar or on a tag left at the cleanout door during original installation. If the tag’s gone, we measure inner diameter with a chimney ruler and check wall thickness, 0.006-inch for standard Flex-L, 0.010-inch for Pro-Flex.

Here’s where owners get tripped up: Famco’s 6-inch Flex-L from 2008-2014 used a slightly different collar pitch than post-2014 production. The liner itself is interchangeable, but the top plate and bottom termination may need swapping too. We carry both collar generations on the truck. For OEM purists, we order direct Famco. For most Manassas jobs, we use Famco-spec 316Ti from our regular supplier, same alloy, same gauge, same warranty, no waiting on freight. Hearthstone Chimney Co. is an independent service provider, not affiliated with Famco.

Signs Your Famco Flue Liner Replacement Is Failing

  • Visible cracks or pinholes in the liner wall. These show up first at the smoke chamber transition where creosote acids pool. In Manassas, we see this accelerated in homes that burn unseasoned oak, the moisture drives sulfuric acid formation that eats 316Ti from the inside out.
  • Flaking or “alligator skin” corrosion on the liner surface. This is advanced oxidation, usually from years of gas appliance condensation when the liner was sized wrong for a converted furnace. The liner was built for hot flue gases, not cool wet ones.
  • Smoke or odor seeping into upstairs rooms during a fire. Means combustion byproducts are finding gaps between the liner and clay flue tiles. In older Manassas colonials near Prince William Street, we’ve found original clay tiles shifted by foundation settling, pinching the liner at the second-floor joist bay.
  • White or orange staining on exterior masonry. Condensate leaking through liner breaches carries salts that bloom on brick faces. The stain is cosmetic, the leak behind it is not.
  • Your sweep refuses to certify the chimney for use. When we document a failed liner with camera photos and tell you it’s not safe to burn, we’re not being difficult. We’re reading the flue honestly, if the flue is clear and the mortar is solid, I’ll tell you that. If it isn’t, I’ll tell you that too.

Replacement Cost & What’s Included

For a typical Manassas single-family with a 20-25 foot chimney and 6-inch Famco liner:

  • Liner and kit: $900 – $1,600 (Flex-L) / $1,400 – $2,200 (Pro-Flex)
  • Labor, removal, and installation: $800 – $1,200
  • Level-2 camera inspection with photo report: Included
  • New top plate, bottom termination, and insulation wrap: Included where needed

Taller chimneys in the hilly sections off Sudley Road add material and rigging time. Multiple flues, common in 1970s Manassas splits, mean separate liner runs. We price everything upfront, the number on the estimate is the number on the invoice. Every Famco liner replacement carries our 90-Day Done Right Promise in writing, no arguing. If it’s not right, we come back.

DIY or Call Us?

A homeowner can safely check the cleanout door for visible liner damage, verify the fireplace damper opens fully, and confirm the cap isn’t clogged. Do not attempt to pull a liner yourself. The work involves working at roof height with heavy flexible material that can bind in the flue, proper insulation packing to maintain clearances to combustibles, and critical NFPA 211 compliance on connector sizing. A misinstalled liner creates carbon monoxide and chimney fire risk you cannot see from the living room. We’ve re-pulled three DIY liner jobs in Manassas in the past two years, each one cost more than our original quote would have. Call (571) 586-0593 and we’ll book a camera inspection, usually within 48 hours during sweep season.
