Gelco Chimney Cap Installation Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Chimney Cap Installation: The Manassas Owner’s Guide

Gelco chimney cap installation in Manassas typically runs $340-$620 for most single-flue models, including the cap, mounting hardware, and labor with a Level-2 camera inspection. We stock common Gelco sizes on our trucks and can usually complete the job in one visit. Most Manassas homeowners discover their cap has failed after finding rust stains on the chimney crown, water in the firebox, or hearing animals scratching above the flue during our windy spring storms.

Which Gelco Models This Applies To

Gelco caps break down into three main series you’ll see around Manassas: the standard galvanized line, the stainless-steel multi-flue models, and the copper decorative caps found on historic homes near Old Town. The critical compatibility gotcha is the flue dimension, not the cap’s outside measurement. A “13×13” Gelco cap fits a 13-by-13-inch flue tile, but the actual cap overhangs by 2 to 3 inches on each side. Check the stamped label on the existing cap’s skirt, or measure the flue tile itself at the crown, not the chimney’s brick face.

We carry OEM Gelco hardware and also stock quality aftermarket mounts from Olympia Chimney and Famco when the original bracket has corroded beyond reuse. Aftermarket stainless bands often outlast the original galvanized Gelco mounts in Northern Virginia’s freeze-thaw cycles, which is worth knowing if your current cap has lasted less than eight years. Russell Haines checks the flue tile condition before recommending any cap, because a cap on a cracked crown is money wasted.

Signs Your Gelco Chimney Cap Is Failing

  • Rust streaks down the chimney face. Gelco galvanized caps begin bleeding rust at the seams after 6 to 10 years in Manassas humidity. The rust runs down the brick and etches the mortar, which is how we spot the failure from the driveway before we even set a ladder.
  • Water in the firebox after rain. A cap with a cracked or missing mesh screen, or a lid that’s blown slightly askew in a Manassas windstorm, lets water follow the flue tile joints straight down. You’ll see damp ash, rusted damper hardware, or in winter, a musty smell when you first open the throat.
  • Animal noises or nesting debris. The Gelco mesh sides are what keep squirrels, raccoons, and chimney swifts out. When the mesh corrodes through or separates from the frame, you’re running an open hotel. In Manassas, we see this most in early March and late October.
  • The cap is visibly tilted or loose. Gelco caps mount with either a band clamp around the flue tile or a masonry screw-down base. The band version loosens as the flue tile expands and contracts through Virginia’s temperature swings, especially on north-facing chimneys that never fully dry.
  • Spalling brick or crumbling crown below the cap. This is the cap failure that costs real money. A missing or leaking cap lets water saturate the crown, which then freezes, pops the surface, and sends water into the brick courses below. We’ve rebuilt crowns in Manassas that could have been saved with a $400 cap replacement three years earlier.

Replacement Cost & What’s Included

Service Component Typical Range in Manassas
Single-flue Gelco cap (galvanized) $340-$420 installed

What drives the range: flue height (taller chimneys need more ladder time and a second technician), whether the existing mount hardware is reusable, and crown condition. Our price includes removal and disposal of the old cap, installation of the new Gelco or equivalent, a Level-2 camera inspection with photos you receive, and our 90-Day Done Right Promise in writing. No surprises on the bill. The number on the estimate is the number on the invoice.

DIY or Call Us?

Here’s what you can safely check yourself: from the ground with binoculars, look for tilt, rust, or missing mesh. From inside, shine a flashlight up the flue and note any daylight where the cap should block it. That’s useful information, and you’re welcome to call us with what you see.

Here’s where DIY goes wrong. Gelco caps install at roofline or above, on a surface that may be slick with soot, algae, or morning dew. The band-clamp versions require even pressure around a round or square flue tile while you’re working from an extension ladder or the roof itself. Drop a clamp bolt, and you’re fishing it from the gutter or the shrubbery. More critically, an improperly seated cap blows off in the next Manassas thunderstorm, and if it takes flue tile with it, you’re looking at a much larger repair. We’re insured, background-checked, and we’ve done this hundreds of times. Call (571) 586-0593 and we’ll give you a free estimate with no pressure either way.
